Bringing the team in during design, rather than after documentation is finalised, means structural implications, site conditions and realistic costs are factored in while the design can still respond to them. Budget Certainty Through the OPC & PCA Process
For renovation and extension projects, McDowell Building & Construction uses a staged process regardless of who referred it: a free discovery call, a paid Opinion of Probable Cost (OPC), an on-site meeting, and a paid Pre-Construction Agreement (PCA). The OPC is a useful early checkpoint: it gives a realistic cost range against a concept design early on, so a project stays grounded in a real budget from the start.
The on-site meeting is a chance to meet in person, walk the property, and talk through the project, as much about building the working relationship as the build itself.
The PCA goes further, translating an approved design into a fully detailed, priced scope with clear inclusions and exclusions. Because the fee is confirmed before construction starts, both the design intent and the budget are protected from the kind of price shock that shows up when a project is priced for the first time at tender. What to Expect Working With McDowell
Clients get weekly updates by email and WhatsApp throughout construction, including on-site video where useful, and every job site is left clean at the end of each day. McDowell Building & Construction doesn't do itemised, line-by-line costing. Instead, each proposal sets out a clearly scoped, single price for defined inclusions and exclusions, which keeps the build accountable to one agreed number rather than a shopping list clients can pick apart mid-project.
