It's kinda scary doing a bathroom renovation and this is the first major renovation we did. Patrick and his team were amazing! They took all the stress, fuss, and hassle out of the job. They were super thorough with everything, from initial contact, to contracts, onsite communication, and their entire process was flawless; ensuring the boss was checking all progress and every job was done to a super high quality. We were able to choose and purchase our own fixings and finishings (although they offer this service as well), and they offered us good advice, good suggestions, and McDowell Building held everyone they worked with to their same high standards. We received all our certificates in both hard copy and digital format, and I loved watching the team post our build updates on their Instagram. The team were timely and professional throughout and even gave us a beautiful hamper at the end. We would highly recommend Patrick and his team and will 100% be using them in future. They took our bathroom from a plain white/blue/silver bathroom to a beautiful marble/sage/gold style to match the rest of the house (see the photos). I literally can't wait to work with this team again.

The McDowell team were great to deal with through what I anticipated would be an extremely stressful process since it began as a fact finding mission and developed into (what we considered substantial building works) Patrick explained each finding as we went and gave us options as to what we could do, understanding budget constraints etc. The team as a whole were extremely considerate, professional, trustworthy, kind and knowledgeable. I felt very comfortable that we were being well looked after and confident that if I had a question it would be explained in a way I could understand. Even coming home to a worksite it was always left clean and tidy. I am grateful to Patrick and his team and would happily work alongside them for any other works needed at home and would highly recommend to others.

Patrick and his team were a dream to work with! They have an incredible eye for detail and ensure the final product is of the highest quality. We could not fault their communication, we knew exactly what was happening each step of the way and why it was being done. The bathroom they did for is exactly what we wanted, we’re so happy with the final result! They will be my first port of call for any future projects without a doubt.

I had a fantastic experience working with Patrick and Costa. From start to finish, they were reliable, professional and communicative. Costa always let me know exactly when he was coming, what stage the works were at, and what to expect next. His explanations were clear and detailed, and I always felt informed and confident that the job was in good hands. The works themselves were completed to a very high standard. Costa identified the root cause of long-term water ingress issues at my property and provided a comprehensive solution — not just a patch-up job. The repairs included major structural and waterproofing work to the balcony, and internal repairs to address the damage caused by water ingress. Everything was done with great care and attention to detail. Throughout the process, Costa was a pleasure to deal with — professional, responsive, and respectful of my home. I really appreciated the way he took the time to explain things and kept communication open at every stage.

Patrick, Costa, and team recently completed a load-bearing wall removal in our Eltham home. The entire experience from the very first meeting through to job completion was faultless. I cannot be happier with the result! I am so glad to have found a team that takes immense pride in their work, that works so well together, and just exceeded all my expectations. I would genuinely recommend them to anyone considering them. I was extremely nervous about doing these works - as so much could go wrong - so I was looking for a top-notch crew and I definitely found it!

Patrick and his crew recently replaced the ancient deck on the front verandah of my Victorian weatherboard cottage. Communication, planning, site management etc. were excellent throughout the process, and all costs were detailed and explained carefully prior to the build so there were no surprises. Great care was taken to replicate the original structure in keeping with council planning requirements and to a very high standard of workmanship. It was refreshing to deal with professionals who keep to the time frames, turn up when they say they will and actually deliver what is promised. The deck looks great, and may well outlast the rest of the house!

See What Careful Home Restoration Can Deliver

A well-managed home restoration is not about stripping the character out of an older property. It is about strengthening what matters, repairing what needs attention, and making thoughtful improvements that help the home work better day to day.

Browse our work to see the level of care, coordination, and workmanship behind McDowell heritage restoration and renovation projects.

Older Homes Need More Than a Standard Renovation Approach

Heritage and period homes have a character that newer homes simply do not have. But they can also come with problems that are not obvious at first glance.

There may be deteriorated timber, uneven structures, old services, damaged finishes, previous work that was never done properly, or original details that need careful repair rather than replacement. You may also be dealing with heritage overlay requirements, council considerations, or uncertainty around what can and cannot be changed.

That can make the restoration process feel hard to move forward with.

You want to protect what gives the home its character. But you also want it to be safer, stronger, more comfortable, and easier to live in. You do not want a builder who treats the home like a standard renovation. And you do not want the project to become a series of unclear decisions, unexpected problems, and compromises that take away from what made the home worth restoring in the first place.

That is where the right builder matters.

At McDowell Building & Construction, we help Melbourne homeowners restore older homes with structure and care. We focus on understanding the property properly, working through the practical requirements, coordinating the right trades and consultants where needed, and delivering the work with respect for both the home’s character and your long-term plans for it.

Our Heritage & Period Home Restoration Services

We manage heritage and period home restoration projects for clients who want the work handled properly.

Older homes often need work behind the surface before the visible finishes can be addressed properly.

We manage structural restoration works with careful planning and the right trades involved. This may include repairing or strengthening sections of the home, addressing deteriorated timber, managing stump or subfloor issues, or resolving structural concerns that affect the long-term stability of the property.

Second level exterior

The exterior of a heritage home plays a major role in its character.

We restore and repair external features with care, including brickwork, render, verandas, timber details, doors, windows, fretwork, and other period elements. The focus is on protecting the original appearance of the home while making sure the work is completed properly.

Period interiors often include details that deserve to be retained, repaired, or carefully reinstated.

We work on interior restoration projects involving features such as fireplaces, sash windows, cornices, skirting boards, architraves, ceilings, doors, and other character details. Where original elements can be kept, we aim to preserve them. Where they need to be repaired or replaced, we approach the work with care and consistency.

A heritage home still needs to function for modern living.

We manage kitchen and bathroom upgrades that improve comfort, practicality, and everyday use without ignoring the character of the home. These spaces need proper sequencing, careful coordination, and decisions that consider both modern performance and the existing property.

McDowell builder assessing a work site

Many heritage homes need more space, but any new work must be considered carefully.

We manage extensions and additions that are designed to work with the existing home, whether that involves a rear extension, second-storey addition, internal alteration, or a more integrated renovation. Our focus is on build quality, practical integration, and careful delivery.

Pub to Home Renovation by McDowell

Older homes can come with issues that need to be handled before or during restoration, including damaged materials, ageing services, moisture issues, access constraints, or safety concerns.

Where licensed specialists or consultants are required, we help coordinate the right people so the work can be approached properly and safely.

A home restoration may involve structural repairs, façade works, original detail restoration, internal upgrades, modern wet areas, extensions, alterations, or a combination of old and new work. Our role is to manage the build with care, coordinate the moving parts, and make sure the work is delivered with proper oversight from start to finish.

Where your restoration involves designers, architects, engineers, heritage consultants, council requirements, or specialist trades, we work with the right people at the right stage to help move the project forward with clarity.

Why Home Restoration Can Be So Rewarding

A heritage home restoration can be the right move when you value the character of your home, but know it needs serious work to make it stronger, more practical, or more comfortable.

For many Melbourne homeowners, restoring properly is a better option than replacing, over-modernising, or continuing with short-term fixes that do not resolve the real issues.

A home restoration can allow you to:

Keep the character that made you love the home in the first place

Instead of losing it through a standard renovation approach.

Make an older home easier to live in

Without stripping away the details that give it personality.

Deal with underlying issues properly

Rather than covering over problems that may come back later.

Restore tired or damaged features with care

So the home feels considered rather than patched together.

Improve comfort and functionality

While respecting the original structure and style of the property.

Create a clearer path through a complex project

Especially when heritage requirements, structural works, or specialist trades are involved.

Feel more confident in the investment you are making

Knowing the work is being planned and managed as a coordinated project.

Bring the home forward without erasing its past

So it works better for modern life while still feeling like itself.

A heritage restoration is not just about making an old home look better. Done properly, it protects what matters, resolves what is no longer working, and gives the home a stronger future.

Our 4-Step Heritage Home Restoration Process

A successful home restoration depends on more than the work you see on site. It depends on careful planning, clear communication, practical decision-making, and proper coordination.

Our process is designed to reduce uncertainty and give you a clear path forward.

McDowell Building & Construction team discussing the next steps for a renovation project

1. Initial Zero-Commitment Consultation

We start with a straightforward conversation about your home, its condition, what you are hoping to restore or improve, and where you are in the planning process.

This gives us a chance to understand the project, talk through the next steps, and see whether we are the right fit. No pressure. No obligation.

2. Feasibility & Quote

Once the project has enough detail, we look more closely at the scope, buildability, site conditions, heritage considerations, access, structural requirements, and the work involved.

Heritage home restoration needs careful scoping, not guesswork. Where a detailed quote is required, we will explain what information is needed, what may need to be clarified, and how the process works before anything moves forward.

3. Managed Construction

When construction begins, we manage the restoration with structure and accountability.

That includes coordinating trades, sequencing the work, managing site activity, communicating clearly, and keeping the project moving with proper oversight. For older homes, that also means being practical when unknowns are uncovered and keeping you informed about what needs to happen next.

4. Inspection & Handover

Before handover, we review the work carefully and make sure the final details are addressed.

The aim is simple: a properly completed restoration, a clear handover, and confidence that the work has been delivered with the care your home deserves.

Frequently Asked Questions About Home Restoration in Melbourne

What is included in a heritage home restoration?

A heritage home restoration can include structural repairs, façade restoration, exterior repairs, interior detail restoration, kitchen and bathroom upgrades, extensions, additions, and practical improvements to make the home more liveable.

The exact scope depends on the age, condition, style, and requirements of the property.

We work on heritage and period homes, including older Melbourne properties with original character, architectural details, and structural or practical issues that need careful attention.

This may include Victorian, Edwardian, Federation, California Bungalow, and other character homes, depending on the scope and condition of the property.

The best time to speak to a builder is once you are serious about restoring the home and starting to work through your options.

You do not need every detail finalised, but it helps if you have a clear intent to restore, renovate, or improve the property and are ready to have a practical conversation about scope, feasibility, and next steps.

No. McDowell Building & Construction is not a design-led builder and does not provide in-house design services.

If your restoration requires design input, we can work alongside your designer, architect, draftsperson, engineer, or heritage consultant. Where required, we may also be able to recommend trusted design professionals.

Yes. If you already have an architect, designer, draftsperson, engineer, or heritage consultant involved, we can work with them during the restoration process.

Our focus is on providing practical construction input and delivering the work properly once the direction and scope are clear.

Permit requirements depend on the property, the location, the scope of work, and whether heritage overlays or other planning controls apply.

Structural changes, extensions, exterior works, and certain alterations may require approvals or supporting documentation. We will help clarify what may be required once we understand your project.

Where original features can be retained or repaired, we aim to preserve them carefully.

This may include elements such as timber details, fireplaces, sash windows, doors, skirting boards, architraves, cornices, ceilings, brickwork, render, verandas, and other character features. The right approach depends on the condition of the feature and the broader scope of the restoration.

Yes. Many heritage restorations involve improving comfort, layout, wet areas, storage, services, and functionality while retaining the character of the home.

The goal is to make the home easier to live in without removing the details that make it worth restoring.

The timeline depends on the size of the home, the condition of the property, the complexity of the works, and whether structural, heritage, or approval requirements are involved.

Once we understand the project properly, we can give clearer guidance around likely timeframes and what needs to happen before work begins.

Sometimes, but not always.

Home restoration work can be disruptive, especially when it involves structural repairs, wet areas, services, flooring, exterior works, or large sections of the property being worked on at once. We will talk through what is realistic based on your scope and help you understand what to expect.

We focus on clarity before construction begins.

That means understanding the scope properly, identifying key decisions early, and avoiding vague assumptions where possible. Older homes can involve unknowns, but a structured process helps reduce uncertainty and gives you a clearer path forward.

We will start with a conversation about your home, what you are hoping to restore, where you are in the planning process, and what you want the project to achieve.

From there, we will guide you on the next steps, whether the project is the right fit, and what information is needed to move forward with more certainty.
